Most home sellers don't consult an attorney until after they're under contract. I can help you whenever you contact me, but if you reach out to me before you put your home on the market, I can help you market your home to minimize the risk a buyer will sue you over what you say.
An offer, once you accept it, becomes a binding contract, determining the respective rights and responsibilities of you and the buyer for the entire transaction. So, it's really important. If you contact me before you receive an offer, I can prepare a short, easy-to-digest form for your buyer, but one that deftly protects you, a form that's typically far better than forms you might be able to obtain elsewhere. If you're listing through a real estate agent and therefore use that agent's standard form, I can still provide help by inserting additional, pro-seller protections, specific to your home. Reaching out to me only after your buyer has submitted an offer? Don't worry. So long as you contact me before you accept the buyer's form, I can help you propose appropriate changes that will turn that form into a more seller-sensible contract.
Sometimes a buyer makes crazy demands. If that happens, I'll protect you.
