Selling a Single-Family Home
Home sales evoke memories. Also, because for most of us our home is our primary asset, essential to our well-being and retirement, they evoke a little fear. Will the price be right? Will the buyer haggle it down? I can't assure you'll get the price you want. No attorney can. But whenever you contact me, you can count on me helping you make the most of your sale, particularly if you contact me before you accept an offer (or, better, even before you list your property). Listing for Sale
Most home sellers don't consult an attorney until after they're under contract. I can help you whenever you contact me, but if you reach out to me before you put your home on the market, I can help you market your home to minimize the risk a buyer will sue you over what you say.
An offer, once you accept it, becomes a binding contract, determining the respective rights and responsibilities of you and the buyer for the entire transaction. So, it's really important. If you contact me before you receive an offer, I can prepare a short, easy-to-digest form for your buyer, but one that deftly protects you, a form that's typically far better than forms you might be able to obtain elsewhere. If you're listing through a real estate agent and therefore use that agent's standard form, I can still provide help by inserting additional, pro-seller protections, specific to your home. Reaching out to me only after your buyer has submitted an offer? Don't worry. So long as you contact me before you accept the buyer's form, I can help you propose appropriate changes that will turn that form into a more seller-sensible contract.
Sometimes a buyer makes crazy demands. If that happens, I'll protect you. Sometimes, however, a buyer will point out something about your title, zoning or permits that truly isn't right, and, if that happens, I'll help you find a fast, cost-effective solution, drawing on decades of my professional and life experience in solving a myriad of title and permit problems. There's literally nothing that I can't help you navigate.
I'll prepare all mandatory documents, including the deed, transfer return and certificates.
I've tremendous experience with the entire home-selling process, right through closing, i.e., the day you convey title to your home to your buyer. Hire me and you'll be in good hands, as I'll always be instantly available and highly responsive whenever you have a question or problem.
