An offer, if accepted by the seller, becomes a binding contract, determining the respective rights and responsibilities of the parties for the duration of the transaction. Many buyers don't appreciate that buying a single family home can raise concerns not covered by standard forms found online, or by a typical real estate agent's form, and a buyer shouldn't accept whatever form the seller may provide, as it may be one-sided. A home's look and feel catches our attention. But I worry most about its title, i.e., the bundle of legal rights that determines if you can use the home as you want. Some try saving a buck by hiring an attorney who offers a fixed fee, i.e., doesn't have much incentive to dig, if digging is needed, or who may even farm out the entire title review to someone who is relatively inexperienced or not even an attorney. I offer something different. I personally check the title, every time, and, if it's not sound, I'll help you get the seller to fix it, and, if the seller can't, cancel the purchase so you can find another home.
