An offer, if accepted by the seller, becomes a binding contract, determining the respective rights and responsibilities of the parties for the duration of the transaction. Buying land may seem simple, but land acquisitions frequently implicate concerns different than what standard contract forms cover. I can help you get to a buyer-sensible form of contract that's appropriately protective of your rights and that better insures you'll have a chance to thoroughly examine everything that you should examine, before your money passes over the table, to avoid walking into trouble.
My chief focus is on the title to the land, making sure the seller owns what the seller says and, if the property is purchased, that you can used it as you wish. Seasoned buyers know better than to "save a buck" by hiring a fixed-rate attorney who rushes or farms the work out. Failing to discover a bad title can be a disaster, and thoughtful buyers know they get what they pay for, that the best way to ensure value is having an experienced real estate attorney, like me, personally and carefully check the title and associated surveys, and, if there are problems, either get the seller to fix or compensate for them, or, if they're really bad, cancel the sale. Land value is enhanced if it's surveyed. I has decades and pretty much unrivaled survey review experience. I'll evaluate existing surveys and, if you contact me before you make an offer, I can try to get the contract to provide for a survey, if one's warranted, even on the seller's dime.
Good title isn't enough. To meet expectations, land must have appropriate zoning and permits, or at least have access to them.
